As Manager at Smart Modular Solutions, LLC Gene’s focus is to develop customer awareness, realizing the benefits of modular construction and how to get the most from this method of construction. Important too is assisting and encouraging manufacturers and contractors to expand interests, participation and capabilities in manufacturing and site work, to assist customers meeting their building requirements with improved and more successful projects. To achieve a successful project the entire team must understand and desire to accomplish the objective of that project.
Gene received a BSE in Industrial Technologies from Truman State University.
He began his career teaching construction and manufacturing, and entered the modular building industry in 1978.
Gene has significantly contributed to the development, design and standardization of commercial and educational modular buildings, proving to be a productive visionary to both his customers and his industry. With over 35 years of modular experience, Gene has much to offer customers wanting to build modular projects. He is familiar and knowledgeable of how customers use their buildings and how they are produced by manufacturers and installed by set up crews. Applying this modular building experience helps to bring about a successful project for you.

We will need some input from you to get started. Give us as much of this information as is practical. We’ll need to know at least the first 5 points to give you quality information:
- County and state where the building will be located
To determine wind and roof load design - How will the building be used?
Classroom, office, laboratory, clinic, assembly, retail store etc. - Building size or number of occupants
To determine size and layout of building (floor plan sketch if available) - Method of acquisition
Purchase
Finance – if so for how long (1 to 7 years is usual)
Rental – if so for how long (1 to 5 years is usual)
New or Used building - When do you need your building?
New buildings can take 2 to 3 months to be designed, built and ready
Building permits can take even longer in some areas
Six months to one year is not too soon to start planning - Budget – this is not required but it will help us develop specifications that meet your budget.
New buildings start around $40 per square foot for wood frame
New buildings start around $70 per square foot for steel frame
This does not include applicable tax or improvements to your site
For budget purposes only add $10 – $20 for site work
Used buildings vary according to age, condition and availability - Are you looking for a turnkey project or will you have a local contractor we can work with?
Permits, grading, below grade footers, entry decks, canopies, site utilities, fire alarms, data and communication are in addition to the factory built modular building that is delivered and installed at your site.
We can manage that or you can hire a local contractor to do that. In most cases, a local contractor will cost less because they work in your city or county. Travel times are less and they are familiar with local building permit process. If you don’t have a local contractor we can help you find one.
